Why are most chimneys in danger of leaks?

Chimneys are connected to the roof with a seal called “flashing.” Without it, there would be a gap between the roof deck and the chimney that lets water into the attic.

Improperly installed flashing connects the chimney directly to the roof. Because the chimney is locked in place and the home moves slightly, this connection is put under strain and can break or pull away from the chimney. That gap leads to a leak at the chimney.

How should this be fixed?

Proper flashing is installed as a two part system where one piece is connected to the roof directly, and a second piece overlaps it from the chimney. Usually these will be made of metal, you can see in the video above that the sealant acts as the lower layer.

With a two part system, those metal pieces are allowed to move independently of each other. This prevents the strain on the connection and leads to a much longer lasting seal.
